Katoomba is the Blue Mountains at full intensity: dramatic escarpment scenery, a busy visitor economy, cold weather and a town centre that mixes art-deco buildings with the wear and energy of a regional tourism hub. Around 8,300 people live here, the median age is 48 and population has been flat since 2016.

The town has strong schools and healthcare, while shopping is adequate rather than extensive. Housing sits around a $953,000 median and three-bedroom rents near $650 a week. The Three Sisters, Scenic World, cliff walks and cultural centre are close enough to become part of normal life, although residents also share those places with large numbers of visitors.

Watch out for

Tourism is heavy and the town is not especially quiet, particularly on weekends and holidays. Winters are cold, rainfall is high and the airport is nearly two hours away by road. Some housing and streets also reflect the wear of a busy visitor economy rather than a polished village feel.
